Tuscany Village near Florida State in Tallahassee
Tuscany Village Apartments rents off-campus student homes a short trip from the Florida State University campus, the company says. It points to football weekends and the walk to the stadium as part of the draw.
The complex is run by Student Housing Solutions. That operator lists more than 20 communities across Tallahassee, near Tallahassee State College, Florida A&M University and Florida State.
Per the American Community Survey, electricity heats 85 percent of Tallahassee homes (2024). The median home in the city was built in 1988, per the same 2024 survey.
Two- and three-bedroom student apartments
The company describes roomy two- and three-bedroom units with private balconies. Its website names four floor plans, among them a three-bedroom Veranda and a premium two-bedroom Tower. Each plan pairs every bedroom with its own bathroom.
Rents start at $650 a month for the Veranda plan and run to $999 for the premium Tower, the website states. The pool comes with cabanas, and the company says the layouts suit hosting friends as well as quiet study.
The complex keeps hours seven days a week. It holds a 3.7 rating across 36 Google reviews. Most reviewers raise complaints about repairs and communication with management, while a smaller group praises helpful staff and spacious units.
The company reports that each of its floor plans opens for move-in on August 15, 2027.
Google Reviews
Worst living situation I’ve had. We made sure to be clean in our apartment yet ended up with a rat. Refused to send pest control and instead laid traps themselves. 5 months later, they close the case saying since the rat hasn’t been sighted in a while, they’ll consider it gone. A day after they closed the case, pest control was at our door. Never closed any points of entry, just laid some more traps. The traps stayed in the apartment for about 8 months until we moved out. Not to mention that there’s a severe lack of communication and respect from management.
There has been a leak in the ceiling from the upstairs apartment for 26 days now. I have serious concerns it will be fixed with proper mold remediation, especially after reading other reviews here. To top it off, the management is upset with US, for being impatient about repairing a 26 day leak. They changed keys without notifying us. It doesn’t seem Tuscany has the best interests of their residents in mind. Have your kids find someplace else to live.
Never sign a contract with this place. Do not do business with SHS Co. They are completely different before and after the contract. They deceive tenants with lies before signing, and once issues arise, they respond with wordplay and avoid contact altogether. To all parents: For the safety of your children and your own peace of mind, avoid any properties managed by this company at all costs.
